Property is a former home improvement store that was converted into a customer service call center, but has been vacant for several years and in need of substantial repair. The building is in close proximity to a Wal-Mart Supercenter and Home Depot.

Land is divided into 4 parcels for tax bills. Total 2012 bill for all 4 parcels is $33,798.07. Total tax assessment for all 4 parcels is $2,264,300.

TERMS:  20% non-refundable earnest money payable to Magic City Title, Inc as escrow agent, sign as-is contract with no changes, and close 50 days after Court approval of the auction.

CLOSING:  At the Closing, Seller agrees to convey the Property to Purchaser by Receiver's Deed.

Immediately after the auction a post-Auction order (the “Sale Order”) of the Court will be issued confirming the PSA of the Successful Bidder. The parties acknowledge and agree that the closing (“Closing”) will take place immediately after the expiration of the 42 day appeal period from the date of the Sale Order - approximately 45-50 days from the date of the auction.
